Set the rent from comparable houses
A detached home near downtown Campbell and one farther toward San Tomas may differ in layout, parking, condition and lease timing. What Blake handles
Blake's service covers listing preparation and showings, application screening, lease coordination, rent collection, tenant communication, maintenance coordination and owner reporting. Move-in and move-out inspections use dated photos; the interim six-month visit is a safety check. Owner statements and distributions are scheduled by the 12th each month, with a year-end statement per property.

Campbell rules worth checking before a rent change
California's Tenant Protection Act may limit a covered tenancy's rent increase and require just cause for ending it. A detached house is not automatically exempt: ownership structure and the prescribed lease notice matter. Check the property's incorporated-city jurisdiction, title, age and lease before applying a rule to your home.

Routine management costs
Management is 6%* of rent collected for the first year of a tenancy and 8% after that, with no management fee in a vacant month. If Blake sources and places the tenant, he quotes a one-time placement fee. A lease renewal is $200. Repair invoices and other agreement-specific costs are separate; the signed agreement governs term and termination.

Does California rent control apply to my house?
