Compare houses, not a blended city average

An older Old Quad house and a home near Pruneridge may need different comparable listings, condition adjustments and turnover work. Blake looks at available rentals close to the address, including layout, parking and lease timing. The result is a practical estimate, not a guaranteed rent or a claim about every street.

The utility handoff is local

The City of Santa Clara operates Silicon Valley Power and municipal water and sewer utilities. At move-out and before a new tenant arrives, confirm which accounts stay with the owner, which transfer to the tenant and when service starts or stops. That check can prevent a gap during cleaning, repairs or move-in. The City's utility page provides start and stop service paths.

Check older-property work before budgeting it

The City publishes Old Quad and Agnew Village residential design guidelines. They are a reason to check parcel-specific permit and design requirements before an exterior change, not a reason to assume every Old Quad home is formally designated or restricted. Condition and approved work also matter when choosing rental comparables.

The day-to-day service

Blake handles listing and showings, application screening, lease coordination, rent collection, tenant communication, maintenance coordination and owner reporting. Move-in and move-out inspections use dated photos, with a six-month safety check during the tenancy. You receive a monthly owner statement and distribution by the 12th and a year-end statement per property.

City filings and dispute resources

The City's business-tax and license guidance should be checked for each owner arrangement. Under Municipal Code §3.40.380, the rental-unit tax under that section is not payable for fewer than three city rental units; that does not by itself settle any separate general business-license requirement. Confirm the facts with City Finance before filing or budgeting.

For a tenant-landlord disagreement about repairs, deposits or rent, the City describes free Project Sentinel counseling and voluntary mediation. Neither side must accept a mediator's proposed outcome.

Routine costs

Management is 6%* of rent collected for the first year of a tenancy and 8% after that, with no management fee during vacancy. Questions Santa Clara owners ask

Does a one-house owner owe the City's rental-unit tax?

The City's ordinance says no tax is payable under its rental-unit section for fewer than three Santa Clara rental units. Ask City Finance whether a separate business-license requirement applies to your arrangement. City ordinance.
