A rent range tied to the address
Blake reviews available comparable rentals near your property rather than applying one townwide figure. Layout, condition, parking, outdoor upkeep and lease timing can change which homes make useful comparisons. Older homes and exterior work
Los Gatos has designated historic districts, including Almond Grove, and the Town provides a way to research a specific house. A neighborhood name alone does not tell you whether a property is designated or what work needs review. Before budgeting exterior changes or a major turn, check the parcel's history and permit context using the Town's historic-district information and house research guide.
Fire readiness is a parcel question
The Town identifies a very-high fire-hazard area in southern Los Gatos and offers guidance on vegetation, roofs, gutters and evacuation. That does not place every Los Gatos rental in the same zone. For a house in a mapped risk area, confirm the parcel's designation, maintenance duties, insurance coverage and tenant emergency information before leasing. Leasing and management after the plan
Blake coordinates listing, inquiries, application screening and move-in documentation, then handles rent collection, tenant communication, maintenance and owner reporting. Move-in and move-out inspections use dated photos, and the six-month interim visit is a safety check. You receive a monthly owner statement and distribution by the 12th and a year-end statement per property.

Town and state rent rules are different
The Town's Rental Dispute Mediation and Arbitration Program covers properties with three or more units for its formal rent-stabilization process. Its FAQ says information and counseling are available more broadly. A detached house outside that town program may still be covered by California's rent cap and just-cause rules unless a statutory exemption applies. Ownership and the lease notice matter. Is my single-family house in the Town's three-unit rent program?
A house rented as one unit does not meet the Town program's three-unit threshold. Confirm the property's actual jurisdiction and unit configuration. State rules still need a separate check. Town program.
Is every Los Gatos house in a wildfire zone?
