Property management fees in San Jose

Know the routine charges before you hand over the keys.

Property Management of California LLC charges 6%* of rent actually collected in the first year of a tenancy, and 8% after that, to manage a single-family rental. If the home is vacant and no rent is collected, there is no monthly management fee. The table below shows routine charges; Blake will review the full management agreement and any situation-specific costs with you before you sign.

What 6%* means in dollars

If a home collects $4,000 in rent for a month during the first year of a tenancy, the 6%* management fee is $240. After the first year, the 8% fee on the same rent is $320. It excludes repairs, placement, renewal and any agreement-specific charges; it is an illustration, not a property quote.

What the management fee covers

The monthly service includes tenant communication, rent collection, owner reporting and maintenance coordination. Blake also provides a monthly owner statement and distribution by the 12th, with a year-end statement for each property. How repair decisions work

You pay the vendor's invoice without a maintenance markup. Blake seeks your approval before a single repair over $750, except for emergency or habitability work. That exception matters when a delay could put the home or occupants at risk. Ask Blake how he would handle a repair you already know the house needs.

Tenant replacement within six months

If a tenant Blake placed needs to be replaced within six months, he will source and place the replacement without another placement fee. This covers his placement fee; it does not waive repairs, cleaning, vacancy, legal costs or other turnover expenses.

Agreement term and ending service

The management agreement sets the term, notice requirements, any fee for ending service during a term, and other applicable charges. Ask Blake for the current agreement and review those provisions before signing.
