Property Management of California LLC helps South Bay owners lease and manage single-family homes. Blake Hunter, DRE #02080766, is the named broker for the service and your contact for the decisions that affect the house.

Before the home is listed

Set a defensible asking rent

Blake reviews available comparable rentals near your home and its condition before recommending a range. An asking price that ignores the actual house can mean needless vacancy or money left on the table. The free rental analysis is a way to discuss that decision before you sign.

Prepare the listing

The service covers listing preparation, photography, marketing and handling inquiries and showings. Blake can flag work that may affect marketability so you can decide what to do before a tenant moves in. Owner-funded preparation or repair work is separate from the management fee.

Select a tenant and document the start

Blake handles applications and the lease process, then documents move-in condition with dated photos. Ask him to walk you through the screening criteria and application steps that would apply to your home before it is listed. No screening process can promise that a tenant will never default or damage property.

During the tenancy

Rent and owner reporting

Blake handles rent collection and tenant communication. You receive a monthly owner statement and distribution by the 12th, plus a year-end statement for each property. This gives you a record of income and expenses without chasing a monthly update.

Repairs without invoice markup

Blake coordinates maintenance; you pay the vendor's invoice with no markup. He asks for your approval before a single repair over $750, except for emergency or habitability work. That exception lets urgent work proceed when waiting would create a problem for the home or its occupants.

Checks and move-out

Move-in and move-out inspections use dated photos. During a tenancy, Blake performs a six-month safety check focused on items such as smoke and carbon-monoxide detectors and HVAC filters.

If you already have a tenant or manager

Tell Blake what is already in place: lease, deposit, current rent, pending work and the date your existing arrangement ends. He can explain what records and decisions are needed for a handover. The transition depends on your current agreements and the property's circumstances; do not cancel an existing service based on a generic timeline.

What it costs

The routine management fee is 6%* of rent collected for the first year of a tenancy and 8% after that. Blake quotes the placement fee for your property when he sources and places a tenant; lease renewal is $200. There is no management fee during vacancy and no maintenance invoice markup. Repairs and other agreement-specific charges can apply.

Questions owners ask

Will I have a say in expensive repairs?

Yes. Blake asks for approval before a single repair over $750, with emergency and habitability exceptions. Ask him how he will contact you for routine decisions.

Who answers if I have a question?

Blake answers his phone and returns missed calls within an hour. Ask him how urgent maintenance calls are routed for your property.

What happens if a Blake-placed tenant leaves soon?

If replacement is needed within six months, Blake says there is no additional placement fee for sourcing and placing the replacement. Other turnover expenses still apply.
